Princess Anne Commons is a medical, recreation and higher-education hub located in the City's southern portion and adjacent to the City's municipal complex along the heavily-trafficked Princess Anne Road.

The area's health care cluster includes: LifeNet Health, a global leader in the field of regenerative medicine and organ donation, and Sentara Princess Anne Hospital, the region's newest hospital which employs 1,230 people. Major educational facilities anchoring the area include: Tidewater Community College; the Virginia Beach Advanced Technology Center; the Governor's STEM and Technology Academy at Landstown High School; and the Virginia Beach Higher Education Center, which is a collaboration among the City, Old Dominion University, and Norfolk State University. 

A future medical business park will increase the concentration of medical users in the area who will benefit from the synergy established between the educational institutions and other health care firms.​
